  3. Electric Land Investors is the leading buyer of freehold Powered Land sites, which are leased Ready-to-Build to operators via ground leases. 

Site Identification

Electric Land’s detailed understanding of operational market dynamics allows it to identify, screen and select high quality early-stage land opportunities.

Due Diligence

Detailed due diligence is undertaken on all potential opportunities including planning, utility connections, title and other project risks.

Project Development

Selected projects are secured under exclusivity, formal applications for the utility connections submitted and planning is instructed.

Risk Management

Issues around land ownership, planning, easements and ground conditions are all managed intensively by our team to make projects readyto-build.

EL Investors is an investment platform which owns a portfolio of Powered Land freehold ground rent investments. EL Investors was created to aggregate the Powered Land sites developed by EL Power and, today, is the leading buyer of Powered Land ground rent investments.

EL Power is our renewable and renewable supporting power generation and storage development business. It creates ‘ready to build’ sites to lease to operators to construct Battery Storage, Flexible Generation, EV charging Solar and Wind Generation projects .

DEVELOPMENT REQUIREMENTS

Industrial and brownfield sites at least 100m+ from residential

Greenfield land, usually for solar,
wind or battery energy storage use

Generally sites from 0.5 acres to 10 acres
and 50 to 250 acres for solar

Vacant or part let

Secures development rights including planning, grid & gas connections or work in partnership with landowners or other developers

EL Digital is our Data Centre development business with a mission to create Ready to Build Hyperscale, Al and Edge Powered Land opportunities for the Data Centre market across Europe..

DATA CENTRE REQUIREMENTS

Freehold land opportunities in Tier I, Tier II and emerging locations in Europe

Minimum of 5 acres with no upper limit

Constrained sites considered

Pathway to suitable allocation/zoning or planning/permitting

Commercial Real Estate investments that meet the above criteria with VP obtainable within 7 years – Lot sizes up to £75m
